Excited about the four-bedroom 1,700 sq. ft flat you are planning to book? You think the area would be sufficient for your family? Well, in reality, you won’t get all of the area you are paying for to live.

The 1,700 sq. ft would include common spaces, such as staircases, lobby within your block or lane, among others. So, before making that decision to buy, ask how much area you would actually get. While some builders call this 1,700 sq. ft the super area, some others call it the cover area.

What you get? The actual liveable area you get is around 70-75% of the super area, estimate industry experts. This is called the carpet area or the built-up area. So, in our example, out of the 1,700 sq. ft, you would actually get just around 1,190 sq. ft as living space.

Sometimes, developers offer a little more as discounts. So, instead of 1,190 sq. ft, they may actually offer you 1,200 sq. ft.

Why does this happen? Developers say they need to recover the cost involved in building the common areas.
