Expanding residential footprint: Pune

Demand for housing in Hinjewadi region of Pune arises from both end-users and investors

Crisil Research has divided the Pune Urban Agglomeration into 13 micro markets. Located towards western Pune, the region in and around Hinjewadi comprises areas such as Hinjewadi and Kiwale and accounts for nearly 13% of the total planned supply. Demand for housing in this region arises from both end-users and investors. A large number of employees working in Rajiv Gandhi Tech Park drive demand for residential units. A substantial migrant population has also boosted demand for rental housing. Consequently, the region has attracted a fair share of investors from Mumbai and Pune. Hinjewadi’s connectivity to the main city areas currently faces bottlenecks as the connecting roads witness heavy traffic jams on a regular basis.
