REITs and REIT mutual funds offer investors exposure to the real estate sector but differ in structure, taxation, and returns. While REITs focus on rental income from properties, REIT funds combine REIT exposure with real estate equities.

Sobha Ltd. reported a strong June 2026 quarter with a 50% year-on-year revenue rise to ₹1,278.2 crore and a net profit tripling to ₹50.8 crore. Despite a 35.7% sequential revenue decline, operating margins improved significantly.

Oberoi Realty reported Q1 FY27 net profit of ₹544 crore, up 29% YoY. Revenue rose 31.7% to ₹1,301 crore, with EBITDA increasing 41% to ₹734 crore. The company also declared an interim dividend of ₹2 per share as it continues to see strong demand for luxury homes.

Indiabulls Limited has experienced a remarkable comeback, with shares rising 185%. The company restructured its operations, focusing on real estate, and reported substantial profit growth. Fresh capital infusion and increasing promoter ownership signal strong future prospects.

BMC's water restrictions have led to selling pressure on real estate stocks, including Macrotech and Oberoi Realty. The measures aim to conserve water amid low reservoir levels, causing concerns about delays and disruptions in construction projects across Mumbai.

Ajmera Realty & Infra India reported a 9.6% gain on May 25 after strong FY26 financial results, with revenue surging 46% to ₹1,098 crore. Collections and net profit also rose significantly, leading to an ambitious FY27 pre-sales target of ₹2,200 crore.

DLF reported Q4 FY26 revenue of ₹2,172 crore, an 8% growth sequentially but down 42% YoY. Net profit before JV profits declined 7% sequentially to ₹720 crore, while consolidated PAT rose to ₹1,265 crore, up 5% sequentially but down 2.3% YoY.

Raymond Realty shares hit a five-month high of ₹569.60, locked at a 20% upper circuit. Q4FY26 revenue surged 51% to ₹1,157 crore, with a net profit increase of 44%. Full-year revenue rose 29% to ₹2,991 crore, despite a slight drop in EBITDA margin.

Puravankara's shares surged 17.3% on April 13 following March quarter update, reporting a 190% increase in sales to ₹3,547 crore. The company also saw a 36% rise in collections, and launched new projects, enhancing its sales pipeline for FY27.
